If you own a second home in St. Petersburg, Tierra Verde, Gulfport, or anywhere around Tampa Bay, you probably know the worry that comes with leaving your property unoccupied. Whether you’re a seasonal resident escaping the winter cold or you travel often for work, the question always lingers in the back of your mind.
What’s happening at the house while I’m gone?
At In Good Hands, we specialize in professional home watch services for homeowners who can’t be here year-round. Our job is simple: we give you peace of mind by being your trusted local presence, keeping a close eye on your home while you’re away.
Why Home Watch Services Matter
It only takes one leak to cause thousands of dollars in damage. One power outage to knock out your fridge or AC. One undetected storm issue that turns into a full insurance claim.
These things happen more often than people realize, especially in Tampa Bay. The heat, humidity, and sudden storms make unattended homes vulnerable. But most issues can be prevented if someone is checking regularly and knows what to look for.
Home watch is more than a drive-by glance. It’s a professional service built to protect your investment and give you real updates, not just crossed fingers.
What We Do During Each Visit
Every property is different, and we tailor our checklist to match your home’s unique features and your concerns. But here’s what’s typically included in a home watch visit:
Exterior check: We walk the perimeter, look for signs of forced entry or damage, check that all doors and windows are secure, inspect for leak issues, and bring in mail or packages if needed.
Interior check: We inspect ceilings and walls for any signs of water intrusion, check for pests, test your thermostat and humidity levels, flush toilets, run faucets, and ensure appliances are functioning. We look at everything with trained eyes.
After each visit, you receive a detailed report with time-stamped photos so you can see exactly what’s happening, no matter how far away you are.
Real-World Peace of Mind
One of our clients in Snell Isle was out of town when their AC unit failed during a particularly hot August week. Thanks to our regular check-ins, we caught the issue before humidity levels got high enough to cause mold. We coordinated a repair with their HVAC company, and within 24 hours, everything was back to normal. No damage, no stress, and no surprises when they returned home.
Another client, a snowbird couple with a home in Treasure Island, used to rely on a neighbor to peek in once a week. But things were often missed or forgotten. Since switching to In Good Hands, they’ve told us the relief they feel is worth every penny. They now get consistent reports and can actually enjoy their time up north without worrying what’s happening back in Florida.
We’re Not Just a Security Camera
Cameras are helpful, but they can’t smell a gas leak. They won’t catch a slow drip in the ceiling or notice when a circuit panel is humming strangely. They also don’t run water, flush toilets, or make sure your freezer didn’t silently die.
Only a real person, in your home, can give you that level of awareness and response.
Who We Work With
Most of our clients are seasonal residents, snowbirds, and second-home owners. Many are retirees, business owners, or professionals who split their time between Florida and another state. Some are full-time Florida residents who just travel frequently or own investment properties.
We also work with realtors, estate managers, financial advisors. If your home sits empty for any stretch of time, we can help protect it.

We’re more than a quick inspection — we’re your trusted local team when you can’t be here in person.
Common Questions
How often should I schedule visits?
Most clients choose weekly or bi-weekly visits, depending on how long they’re away. If you’re out for the season or have a more complex home, weekly is ideal.
What if you find a problem?
You’ll hear from us right away. We’ll send photos and help coordinate repairs, whether it’s your preferred vendor or one we recommend. You’ll always be in the loop.
Is this covered by insurance?
Many insurance providers now require or recommend home watch services if the property is left vacant for more than 30 days. Regular reports can also support any future claims.
Do I need to be there to start service?
Not at all. We can arrange an initial walkthrough, key exchange, and full onboarding remotely or with a local representative. We make it easy and secure.
How Much Does Home Watch Cost?
Our pricing is customized based on your home’s size, location, and the frequency of visits. Most of our clients pay between $200 and $1000 per month, depending on their needs.
We also offer one-time visits and storm checks if you’re only away briefly or need help during hurricane season.
